SECTIONS IN RELATION TO THE FUNKY FISH RESORT

Our subdivision is a Native Tourism Lease for 99 years. As you are probably aware 92% of all land in the Fiji Islands comes under this title. The lease itself is with the TLTB, which is an official body set up by the government to control all land sales. This protects the local people and the foreign purchasers alike. So the titles for the blocks of land that we are selling are subleases for the same period left to run on the head lease, e.g. 88 years in our case.

The houses built on these blocks of land are enhancing tourism and for this reason they are seen to be part of an integrated resort being Funky Fish. The Purchasers have the freedom to build their holiday villas as they would like, in accordance with Town & Country Planning (just like at home).

Our Sale & Purchase agreement stipulates the necessity for the Lot Owners to purchase all power from the resort ( we don’t want 20 small noisy generators ) We stipulate one kitchen only – to prevent over crowding and that the villa must contain rain catching roofs and water storage facilities. The villas must also have a sewerage system called Biolytix (which is a septic tank, environment friendly system).

The villa owners have full usage of the resort facilities ie, pool, restaurant, bar and can land, unload and launch a boat in the marina.

The resort also offers a management situation where Funky Fish will add your villa to the accommodation pool when you are not requiring the villa. This contract ties it to the resort but it is entirely up to you if you wish to rent it or not.
