About the design

The building was designed by Conway Architects. Leading and esteemed architect Conway Begg is known internationally and in Fiji as someone who takes inspiration from the rich Fijian cultures and incorporates traditional palettes which embrace and focuses on the country’s tropical settings.

As such, Qeleya Point Apartments has a timeless design and a low cost layout. The overall exterior has laser cut screen which has back lights which will throw soft patterns over the building and entrance.

Natural lighting has been optimised with the Apartment having glazed windows which also allows for tenants to be able to soak in the scenery as well as offer viewers a clear view of the various islands such as Mosquito Island, Laiko as well as Snake Island.

Each Apartment has its own unique features as they look out on the Bay of Islands and Suva’s most sought after picnic spot - Mosquito Island. The Apartments have an open design which see an open kitchen as well as dining and lounge areas with all kitchen appliances being stainless steel to match the timeless decor.

To ensure that tenants are never left in need or in the dark, designers have ensured to include a backup water for non-potable use such as for the showers, flushing of toilet and washing.  Apart from this, a backup power system has been installed to ensure uninterrupted power supply to tenants.

This is a joint venture between Pacific Building Solutions, Fiji’s biggest construction company and Hari Punjas & Sons Limited - Fiji’s leader in manufacturing company.

The Project is being managed and marketed by Blue Horizon Property Group, a local property development consultant. The development offers three apartment types - one, two or three bedroom units with prices ranging from $628,950 to $1,365,000. All buyers are expected to put down a 10% deposit once they have signed a Sales and Purchase Agreement with the balance being paid once the construction of the building is complete.

During the first year, the developer will manage the body corporate for owners of Qeleya Point Apartments. Following this, an election will take place to nominate and allow resident owners to oversee the management.

Work is expected to commence at the beginning of next year (2019) and should take up to 18 months to complete.

 

About the title

For those interested in buying units at Qeleya Point Apartments, the building is built on native lease land and as such, once you buy one of the Units, a 99 year lease will be issued. Strata title subleases will be issued once the building has been completed. This same concept is being used by other strata apartments in Fiji such as Sheraton Villas and Denarau Golf Terraces.

 

The Demand

Qeleya Point Apartments have been on the market for only a few weeks and it has generated a good amount of interest.  When this edition went to press, only 9 out of the 20 apartments were left to sell.
