Three unique acres with immediate Kings Rd frontage and industrial zoning are now on the market at Tuvu, between Lautoka and Ba, recently listed by Bayshore Real Estate.

Agency principal Arif Khan said the property’s prime location along the Government’s tax-free zone (TFZ) presented great opportunities investors, especially for its proximity to Lautoka’s central business district and the Queen’s Wharf and to the manufacturing hub of Ba.

Khan noted that aside from industrial, the site could be rezoned to suit other developments such as a tourism project.

“Presently, the site is ideal as a gas station, factory and even residential lots, especially since it has great traffic passage, along central public transport route, high accessibility and proximity to Lautoka and Ba’s central business districts.”

Additionally, there are nearby, quarter acre lots that are also selling. These 12 lots were previously approved as a residential subdivision and planted over the Tuvu hillside, with generous views of the sea. Khan said the lots ranged from 800m, and that considering the high demand but low inventory for local housing, a subdivision at this ready-made site would still be a fantastic business venture.

“The site falls directly into an extended area of Fiji’s tax-free zone, and with its location outside town boundaries avoiding municipal rates, there are great incentives here for residential developers.

“Tuvu is a short 10 kilometres from Lautoka and 20 kilometres from the Nadi International Airport, so the site has great proximity to central locations while retaining the incentives of its zoning.

“Tuvu has attracted considerable operations including the headquarters of FRIEND Fiji, a Rups factory and a recent acquisition by hardware giants, Vinod Patel.”
